2026 Maintenance Charge & Facilities Assessments

If you own a lot in Fonn Villas, the invoice for your annual “maintenance charge” and “facilities assessment” invoices are in the process of being mailed. Payments are due by January 31, 2026. Your timely payment will reduce the civic association’s expense of mailing out past-due invoices.

The rates for the 2026 invoices are as follows:

  • The maintenance charge has been increased by 2 mils to $0.033 per square foot (previously $0.031 per square foot) for each property owner's lot

  • The full rate facilities assessment charge is $565.68 (increase of 8% over 2025 values)

  • The adjustable senior rate facilities assessment charge is $377.13 (increase of 8% over 2025 values)

  • The fixed senior rate facilities assessment charge remains $100.00

Every property owner in Fonn Villas has access to Beacon's portal which can be found here. To set up your account, please reach out to Brent Miller. Interest and penalties for payments received after January 31, 2026 are as follows:

Late Interest – 6% per annum of the unpaid HOA Fee & Facility Fee. Balance must be 30 days old and be greater than $25.
Late Fee - $25 monthly unpaid HOA Fee & Facility Fee. Balance must be 30 days old and be greater than $25.
